ARA engagement: P+Z opposed the original 28-storey application by Wynn in 2013 and registered as participant at OMB hearing. OMB appeal subsequently taken over by Freed Developments who have a conditional offer on the site pending development approval. P+Z met with Freed and new architects in October 2015 and again opposed the revised designs. FREED APPEALED THE ZONING AND OPA TO OMB. UNLIKE 420, 500, AND 840 DUPONT ST APPICATIONS, NO SETTLEMENT WAS REACHED AT OMB MEDIATION HEARINGS HELD IN JANUARY AND FEBRUARY, 2016. CITY SUBSEQUENTLY GOT FREED TO AGREE TO A SEPARATE OMB MEDIATION THAT WAS TO BE HELD 17 AND 18 MAY, 2016. ARA IS A PARTY IN THE MEDIATION.
UPDATE: Mediation agreed at OMB between developer, City staff, and other Parties (including ARA) was subsequently rejected by City Council in October 2016. Application went to full Hearing at OMB (ARA was Participant);
Freed was denied approval. OMB set limit at 13 storeys. Revised design was submitted in November 2018 for 13 storeys. The western portion of the site is now zoned 9-storey mixed use wth stringent rail safety setbacks and use restrictions. The project is currently going through Site Plan Control approval; ARA is a member of the Working Group trying to influence limited design factors at site planning stage.
