ARA engagement: ARA met several times with the developer and neighbourhood residents to re-work original proposal into one more acceptable to the community. Developer has been very attentive and cooperative, extensively revising the original designs. ARA also successfully advocated a much larger investment in repairs and retrofits to TCHC building. Note that this site is governed by a site-specific zoning bylaw passed many years ago that allows for two apartment blocks of 28 storeys; only one had been built to date (the TCHC block). Site Plan Control Approval was issued in August 2018 and construction is underway.

I am indeed concerned about the intrusion of the proposed 28-storey mammoth condo at 250 Bedford Rd. Not only does it appear higher than the earlier brick high-rise on Davenport, but its exterior is entirely new-style glass, which has absolutely nothing to do with the character and appearance of Toronto's very special Annex neighbourhood. I would recommend that all parties reconsider a building that no one can actually like for its appearance, lower the height to a maximum of 18 floors and use brick as the exterior casing. There's also the issue of transportation. It was my understanding that the city planners were intent on constructing high rise apartment bldgs/condos near subways. While the area is serviced by the Bay Bus (6A) and the Dupont Bus (26), it is a 10-15 minute walk to the St. George subway, which many people will not want to make. TTC services would have to be increased to meet the transportation needs of what may be interpreted to be 600 to 900 new residents in one short block. And then, there's the question of PARKING! The development space at 250 Bedford requires more careful planning than it has received so far, and better communication with area residents. I live a block away and only learned of this building project from a sign posted on the fence a month or so ago.
